The way builders talk to their prospects online can make or break a deal.

With AI and digital sales tools evolving so fast, we wanted to see if WA builders are keeping up. So, we did something a little cheeky: we posed as genuine buyers and secretly tested 20 builder websites to see how their chat boxes handled the first ‘hello’. Here’s what we found the good, the bad, and the downright frustrating.

Static Forms Still Dominate But They Frustrate

You’d think that in 2025, static enquiry forms would be gone. But many builders still rely on them. Even when a ‘chat box’ appears, it often acts like a static form in disguise immediately pushing you for your name, phone number and email before answering a single question.

When we tested an entry-level builder’s chat box, we asked about building a custom seven-bedroom, four-bathroom home something we knew they probably didn’t do. Instead of clarifying or qualifying the lead, the live agent (often offshore) just pushed for our details and promised someone would “call us back”.

No real answers. No tailored conversation. And no trust built.

Live Agents: Helpful But Only When They’re There

In some cases, we found chat boxes connected to a real team member inside the business great in theory. But here’s what actually happened:

  • If that person was busy, we waited… and waited.
  • If it was after hours prime browsing time for families with kids there was no response at all.
  • We often got generic auto-replies like “We build from Yanchep to Mandurah”, even when we asked for specifics about Subiaco or other suburbs.

Long wait times and irrelevant answers mean buyers bounce.

Branded Bots Or Just Free Widgets?

One surprise was seeing premium builders using free or white-labelled chat tools with obvious third-party branding. When buyers see “Powered by [XYZ]” instead of your brand, it raises questions: is this secure? Is it trustworthy? And if the tool looks cheap, does that reflect how the business might handle my $500k build?

It’s 2025 Your Website Is Your Best Salesperson

The takeaway? People want the same experience online that they’d expect in person fast, friendly, and personalised.

If your website visitors are forced to wait two minutes for a reply, they’ll likely click away. If they get generic answers or feel pressured for details without value in return, trust is lost before you’ve even made contact.
